Hungry Generation Coffee Shop

The former Alvarez Auto Sales at Edison and Canal in Kennewick is being rebuilt as coffee shop by Hungry Generation Church.

The Pasco church is transforming a neighboring property into its new worship center.

The dealership moved to the Southridge area. Hungry Generation paid $1.4 million for the site in 2024.

Renovations including tearing out the old asphalt parking lot and remodeling the existing 2,400-square-foot building to house a coffee shop and drive-thru. The property was originally a 7-Eleven.

Army Corps Flood Control Upgrades

Duffy’s Pond Park

The U.S. Army Corps of Engineers is upgrading McNary Levee Drainage Pump Station 5-D to improve reliability and safety of its Columbia River flood control system.

The pump station is atop the levee that divides Duffy’s Pond and the river. It’s near Clover Island in Kennewick.

Pump stations are critical to managing irrigation runoff and mitigating flood risks. The station moves water from the land side to the water side.

The $3.8 million project is replacing all three pumps and motors, the motor control center and all electrical components.

There will be a new mechanical trash rake to help manage debris and a floating trash boom. The station also will get new security fencing.

The project is part of a larger modernization of the levee system serving the pool behind McNary Dam. The Corps said the modernization program will enhance the reliability and safety of the levee system, particularly during times of high water or flood events.

Northbank Marine & Civil is the contractor.

Canyon Lakes Golf Course is embarking on a $2.3 million update that will create a new pro shop, expand parking and transform the Kennewick golf course into a go-to destination for all things related to the links.

LCR Construction is the contractor for the 16,300-square-foot project.

When complete, the existing golf car barn will make way for a two-story mixed-use building with retail space on top and underground parking for about 120 golf carts.

Canyon Lakes’ ownership team will consolidate their Golf Universe retail business there as well.

A quick update on the long-planned auto lot on Tapteal Drive, north of Columbia Center.

The Richmond, Va. car chain has started site work for a used car dealership after securing building permits in June.

T.D. Farrell Construction Inc. is the contractor for the project, which includes a 7,600-square-foot building and lot.

Tapteal Properties, an arm of the Tri-Cities development firm founded by the late Robert Young, has secured permits for its long-planned, $26 million apartment complex on Columbia Park Trail, west of the Steptoe roundabout.

Grant Young, Young’s son, together with SRM Development of Spokane, secured a suite of permits to build a 192-unit apartment complex on an 7-acre former manufactured home park held by the Young family for more than a decade.

Grant Young revived the project this spring after concluding a modest decline in interest rates helped it pencil out. The project is financed with a Housing and Urban Development loan commitment and private investors.

It is named for his father and includes a cluster of buildings with 18-24 units each, a clubhouse, pool and parking structures.

Kadlec Professional Office (Update)

Kadlec Regional Medical Center is constructing a 15,000-square-foot medical office building next to its existing West Richland Primary Care Clinic.

The property is at Bombing Range and Keene roads. The new offices will house up to 10 primary care providers.

Bouten Construction is the contractor.
