Kennewick
Holiday Inn Express
1123 N. Columbia Boulevard
Ignite Hotels is preparing to build a 96-room Holiday Inn Express next to the Red Lion Hotel in the Columbia Center area, according to a revived application submitted under state environmental rules in December 2024.
In an earlier incarnation, the project was identified as a Residence Inn by Marriott.
The four-story hotel will employ 18 when built. Construction is expected to begin in February and take about 18 months.
Pasco
Columbia River Walk apartments expansion
2326 W “A” St.
Columbia River Walk apartments is preparing to expand westward onto a 1.4-acre site bordering the existing gated apartment complex.
State environmental records indicate owner Jesus Zepeda is seeking to rezone the area to high-density residential to accommodate the next phase of development for the apartment complex.
Columbia River Walk consists of 228 apartment units in a series of buildings surrounding a parking area and community facilities, including a swimming pool.
Part of the complex overlooks the Columbia River between the blue and cable bridges.
No building permits have been issued. The city of Pasco determined the rezone will not harm the environment.
Corwin Ford
Corwin Ford is asking for approval for a new auto dealership in west Pasco, according to Washington state environmental records.
Corwin Brothers/Freedomroads Property Co. plans to build a 50,100-square-foot building on a vacant 8.5-acre lot on Sandifur Parkway at Road 92, next to Outlet Drive.
Overturf Kia dealership (update)
9575 St. Thomas Drive
Overturf is building a 30,000-square-foot building for its Kia auto business.
The project is valued at $8.5 million.
The future car dealership is near Tri-Cities Prep on a property visible from Interstate 182.
The dealership will have a service center, parts department and vehicle display areas. Construction began in mid-2024.
CHBA West Pasco Clinic (update)
7405 Three Rivers Drive
Columbia Basin Health Care Association is constructing its new West Pasco Clinic off Road 68 near STCU Credit Union.
The two-story, 28,300-square-foot medical-dental clinic includes space for clinics, laboratory and pharmacy services as well as offices and staff space.
Work began in September. The project has a construction value of about $5.1 million.
Richland
Future Bypass Food Truck Court
404 Riverstone Drive
Richland is processing building a permit application for a food truck court near the Highway 240 bypass and Duportail Street.
The project includes restrooms, utility hookups and space for up to eight trucks.
The project is valued at $400,000 in the building permit application filed with the city of Richland. No permit has been issued.
The property is owned by McAllister Holdings Inc. Knutzen Engineering is the designer and Ray Poland & Sons Inc. will be the contractor.
Costco Tri-Cities (update)
3125 Queensgate Drive
Construction is moving quickly at the site of the Tri-Cities’ 2nd Costco Wholesale store.
Lydig Construction broke ground in November shortly after Costco and the Washington Department of Natural Resources agreed to a long-term land lease for the 29.48-acre site behind Grocery Outlet and Target in Richland.
The $25 million project includes a store fueling station and several pads for retailers who want to be close to the main store.
West Richland
Candy Mountain Subdivision
Hershey Lane
Excavators are preparing lots for a 25-home subdivision above Hershey Lane and Ferrero Drive on Candy Lane.
The city approved the subdivision several years ago.
