Resort at Hansen Park Office Condominium

TMG, developer of the expansive Resort at Hanson Park apartment neighborhood, has begun an office project.

The Vancouver-based company is building a 23,310-square-foot future office on West 10th Avenue, near Columbia Center Boulevard.

TMG is its own contractor for the $2.5 million project, which will deliver a building ready for future tenant improvements.

The Resort at Hanson Park is a collection of rental properties, including a triplex, a garden-style complex and a multi-story podium building. TMG recently began construction of a second podium building on the Columbia Center side of the property.

Vancouver, Wash.-based TMG is led by Dennis Pavlina and Carmen Villarma.

Columbia Point Eyecare

Drs. Brandon Furness and Royce Barney are one step closer to building a new eye clinic at the Port of Kennewick’s Vista Field redevelopment project.

The pair, who own Columbia Point Eyecare in Richland, closed a deal for a lot in the heart of Vista Field on March 12, the same day they secured a building permit from the city of Kennewick.

The proposed clinic includes a 7,000-square-foot building with room for future retail tenants.

The project has a declared construction value of $2 million and will be built by Hummel Construction.

Chick-fil-A (Update)

Workers are installing a roof on the Tri-Cities first Chick-fil-A restaurant, in Kennewick near Columbia Center.

The restaurant is 10,000 square feet and has a declared construction value of $11. million. ESI is the contractor.

The Atlanta-based chicken chain is reportedly scouting additional locations in the Tri-Cities, including in Richland’s Queensgate area.

Chick-fil-A has not yet disclosed an opening date, but added Kennewick to its location’s list with the note it is “coming soon.”

Pasco

Teton West of WA is rebuilding a fire-damaged structure for Zen-Noh Hay Inc. along Pasco’s industrial waterfront.

The 35,000-square-foot project is valued at $950,000 in building permit records.

Zen-Noh Hay was damaged by fire in August 2023 after fire started in stored hay and spread to a pole building.

Zen-Noh takes bales of hay and turns it into cubes shipped to beef and dairy cattle farmers in Japan.

Richland

Turbo Coffee Drive-Thru

1011 Queensgate Drive

A drive-thru coffee stand is planned at one of the busiest intersections in south Richland: Queensgate Drive and Keene Road.

The proposed coffee stand and drive-thru lane will be built on a portion of the gas station on the northwest corner, Keene from the future Queensgate Terraces mixed-use development. It will be accessed via existing driveways on both Keene and Queensgate.

Building permit are pending.

Columbia Park Marina demolition

The city of Richland has authorized demolition of the 106-slip Columbia Park Marina near the confluence of the Yakima and Columbia rivers.

The $700,000 project is necessitated by the pending removal of the earthen Bateman Island causeway just west of the marina. The Army Corps of Engineers is removing the structure to restore water flows and help salmon.

Marina tenants were notified in February that the marina was closing. They were told their leases would end March 31 and they have until May 1 to remove boats and other belongings from their slips.

The existing marina was built in 1994.

Costco Wholesale (Update)

3125 Queensgate Drive

The Tri-Cities 2nd Costco Wholesale store is on track to open by late summer, according to Richland city officials. Costco itself does not comment on new stores until they are three months from opening.

Lydig Construction Inc., the contractor for the $25 million project, has begun building walls for the massive store after extensive work to prepare the site, utilities and foundations.

The store is being constructed on a 30-acre former orchard leased from the Washington Department of Natural Resources.

The new store will be about 20% larger than its Kennewick sister and will have 1,024 parking spots, 24% more than Kennewick’s 828 spots. The store will face the future extension of Kingsgate across a parking lot, which includes a fuel station.

Burbank/Walla Walla County

A new building is under construction on Port of Walla Walla land on Jantz Road south on Highway 12 in Burbank. It’s the first business to build in the area developed by the port.

McGee Plumbing Co. (Update)

212 Jantz Road

McGee Plumbing Co. is developing new facilities at the Port of Walla Walla Burbank industrial park, near the confluence of the Snake and Columbia Rivers.

The $800,000 project includes a 7,500-square-foot office and shop, Walla Walla County building permit records show.
