Kennewick

The Falls on 24th

Elite Construction + Development is almost ready to start leasing apartments in The Falls on 24th — a 105-unit mixed-use development in Kennewick’s Southridge area.

The 133,000-square-foot project is Kennewick’s first true mixed-use property and includes eight commercial spots, as well as storage units. Construction began in 2022 and the goal is to welcome tenants in early November. One commercial tenant has been signed: Max Barbershop.

Workers recently installed signage on the building and spent the late summer applying a stucco-like exterior to the $22 million four-story plus penthouse complex.

TMG will manage the apartments. It has posted information about amenities and floor plans. The site will be activated about 30 days before units are move-in ready.

Southridge Plaza

2403 S. Quillan Place

Goodman and Mehlenbacher Enterprises (GAME) is developing a commercial building with up to eight spaces for Jennifer and Sean Simper, who own Southridge Dental next door.

The 12,000-square-foot foot building is next to WindSong Memory Care and backs onto Highway 395.

Draftco Designs LLC is the designer. WHL Architecture is the architect.

The city of Kennewick valued construction at $2.1 million in permits issued in late August.

Quillan Place Senior Villas

A Southridge property where a sports bar project was once abandoned has been cleared and is being prepared for a five-building senior care facility.

Owner Brian Trimble is turning the one-acre property into a care center with five individual buildings totaling 13,500-square-feet, with each serving a small group of residents and staff.

The site is near The Falls and WindSong Memory care. A steel structure erected in 2007 for Catch & Release Sports Bar & Grill was demolished in 2023 after sitting abandoned for about 15 years.

The city of Kennewick has issued permits for one of the future adult family home buildings, described as a 3,000-square-foot building with seven bedroom and 10 bathrooms. The one building has a construction value of $520,000.

T. Blaine Construction Inc. is the contractor.

Idaho Central Credit Union

3720 S. Zintel Way

Idaho Central Credit Union is preparing to enter the Tri-Cities market via a branch in the Southridge area.

A building permit is pending for the 4,900-square-foot building with a value of $12.4 million, according to Kennewick planning records.

Lombard Conrad Architects is the applicant. The credit union did not elaborate on its plans.

DevFuzion — Complete IT & Cybersecurity

J&S Property Management is developing a 10,373-square-foot, two-story office and retail building that will serve as the future home of DevFuzion — Complete IT & Cybersecurity, with additional spaces for two future tenants.

G2 Commercial Construction Inc. is the general contractor. WHL Architecture is the architect and Draftco Designs LLC is the designer. Groundbreaking ceremonies were held Sept. 10.

The city of Kennewick issued building permits in August, valuing construction at $1.8 million.

Richland

Badger South Roundabout

The city of Richland is installing a roundabout at Dallas Road and Trowbridge Boulevard.

Construction starts this month and will continue until September 2025. It will replace the existing two-way stop at this busy intersection.

There will the detours and other temporary traffic measures during the construction.

Goodman & Mehlenbacher Enterprises (GAME) and Nor Am Investments LLC are contractors for the project. Barghausen Consulting Engineers Inc. is the designer.

Affinity at Badger Mountain

The city of Richland authorized construction of a 170-unit, four-story apartment complex on Storehouse Avenue in July. The construction value is $29 million.

The project will consist of eight studio units, 78 one-bedroom units and 84 two-bedroom units. The project was first disclosed publicly when the project was submitted for environmental review in 2023.

Inland Washington LLC of Spokane is the owner and builder for the Affinity project. AHBL Inc. is the project engineer. The Architects Office (TAO) of Boise is the architect.

West Richland

Benton REA Operational Facility

Benton Rural Electric Association, currently based in Prosser, has initiated a review to build its new home on a 16.5-acre site near the former Tri-City Raceway in West Richland.

The rural electric coop intends to construct a 28,000-square-foot administrative building an 8,000-square-foot warehouse, a 7,000-square-foot garage and a 6,000-square-foot material storage and vehicle barn.

The project is being reviewed under the Washington State Environmental Policy Act (SEPA).
