Renovation work has finally started on converting the former Old Country Buffet on West Canal Drive, near Columbia Center mall, into the Tri-Cities’ 2nd Panera Bread.

The project involves renovating a little over half of the original 14,000-square foot restaurant at the Colonnade Shopping Center.

Work includes renovating the building’s shell with a new exterior envelope and new interior partitions. The city of Kennewick authorized the $895,000 project in September.

Panera confirmed its plans for a second Tri-Cities location earlier this year. It made its debut in the Tri-Cities in 2017 when it opened in Richland’s Queensgate area.

Hogback Canal Drive LLC, an arm of the Yakima developer behind numerous retail projects in the Tri-Cities, paid $1.6 million for the Canal Street property in 2022. Stephens & Sons Inc. is the contractor.

New U Women’s Clinic

Rachel and Andrew Fidino Enterprises LLC are constructing a new home for New U Women’s Clinic at West 10th Avenue and Clearwater in Kennewick.

The 11,200-square-foot, two-story clinic also will feature a retail plaza.

The $2.5 million project began late this summer. New U Women’s Clinic is expected to open in May 2025.

Kooskooskia Inc. is building a five-building RV and storage facility in west Kennewick, near the Badger exit on Interstate 82.

Altogether, the combined construction value is $4.8 million.

The city of Kennewick has issued permits for Building A (5,760 square feet), Building B (7,920 square feet), Building C (7,200 square feet), Building D (5,400 square feet) and Building E (22,520 square feet).

The facility will be enclosed by a block wall fence.

Badger South roundabout update

The city of Richland is constructing a roundabout at Dallas Road and Trowbridge Boulevard in the Badger South area.

Road crews began directing traffic through the construction zone on Oct. 21.

All legs of the intersection are affected and the speed limit is reduced to 25 mph. The project should be finished by mid-May.

Terraces at Queensgate road update

Terraces at Queensgate will be a mixed-use development that will bring commercial development, townhomes and single-family homes to the former orchard south of Queensgate and Keene.

The project includes extending Queensgate Drive between Keene and Shockley, filling in a gap in a key connector between south Richland and south Kennewick.

The city of Richland reports that the new road was striped in mid-October. The next step is to modify the existing traffic signals at Queensgate and Keene Road. The roadway opening has not been set.

Terraces at Queensgate is being developed by Columbia Valley Property Holdings LLC and will include 19 single-family homes bordering Country Ridge and 89 townhomes closer to Queensgate.

McGee Plumbing Co. is buildin a new shop and office building in the Port of Walla Walla at Jantz Road and East Humorist Road, off Highway 12 in Burbank.

Walla Walla County building permits indicate the $800,000 project includes a 7,500-square-foot shop and office.
