This week brings news that a long-awaited coffee shop is coming to a prominent corner in south Richland.

Too, Kennewick’s first mixed-use project has wrapped up. The Falls on 24th is now open to residential and retail tenants.

ProGuard Fence of Walla Walla is installing fencing for Kennewick’s first dedicated dog park.

The 3.75-acre park will feature enclosures for large and small dogs, watering stations, shaded seating and dog-friendly restrooms.

The dog park celebrates its grand opening from 10 a.m.-2 p.m., June 28.

The project is funded by the city of Kennewick and donations from canine-friendly residents and businesses. The fence installation is visible from the blue bridge and Highway 240, which curves around the eastern boundary above the future dog zone.

It is a 105-unit mixed-use development in Kennewick’s Southridge area. The Falls on 24th, a mixed-use development featuring 105 apartments, retail space and temperature-controlled mini-storage, makes its final appearance in “What’s being built there?” Construction has wrapped up.

Elite Construction + Design, the builder and developer, held a ribbon cutting to welcome tenants on May 29. The Management Group will manage the property.

Tierra Vida Apartments Phase III (Update)

The third and final phase of the Jubilee Foundation’s Tierra Vida apartment complex is proceeding near East A Street and East Helena in east Pasco.

The 120-unit apartment project features four three-story buildings and four two-story buildings.

It is being constructed by Elite Construction + Design. The final buildings are under construction.

Oregon Potato Office (future)

Oregon Potato plans to construct a two-story, 18,500-square-foot office building on land near Wilcox Farm Store in west Pasco.

The $3.6 million project will be built by Bouten Construction Co., according to documents filed for environmental review by the architect and engineer, MMEC.

The Wake Up Call has pulled a permit to construct a coffee shop at one of the most prominent intersections in south Richland.

The drive-thru Wake Up Call will be constructed at 590 Gage Blvd., at Leslie Road. A former gas station on the site was demolished and the site was cleaned up before it could be redeveloped.

Hummel Construction and Development will build the 468-square-foot coffee stand.

The city approved building permits on May 12. The project is valued at $350,000, according to city records.

Idaho Central Credit Union is pouring foundations for a branch in Richland, one of three it is constructing as it prepares to enter the Tri-Cities market in late 2025.

The 5,000-square-foot building will cost about $5.2 million to construct

Chervenell Construction Co. is building the Richland branch near Yakima Federal Savings and Loan and the spot where Costco Wholesale is constructing its second Tri-Cities location.

ICCU, based in the Pocatello area, is also constructing branches in Kennewick and Pasco. It is also the lender for a 163-room AC Marriott Hotel, now under construction near the Three Rivers Convention Center in Kennewick.
