Vista Field adult day care

The former Frontier Title & Escrow office building near Vista Field in central Kennewick is being considered for a future adult day care facility.

Kennewick planning records indicate the two-story, 10,000-square-foot building with a Colonial Revival-style facade will be remodeled to serve one to four adults.

No building permits have been issued.

The office building was originally built for Bank of Whitman and was later occupied by Frontier Title. Frontier Title moved to new offices in the neighborhood in May. A Delaware-registered limited liability company bought its old building for $2.6 million in August.

HAPO Credit Union and its contractors have advanced development of a new business hub to serve its growing business operations in west Kennewick.

Chervenell Construction Co. is the contractor for the $10 million project.

The project includes two buildings totaling about 31,000 square feet. It will house HAPO’s business banking operations and a meeting complex.

The project was inspired by HAPO’s 2025 acquisition of Community First Bank.

An empty lot near Mister Car Wash and the Columbia River levee in downtown Kennewick is being considered for future townhomes.

Planning documents indicate owner Sant Construction LLC, led by Mikael Sant, has proposed developing four three-unit town home buildings on the site, which is between Columbia Drive and the waterfront.

No building permits have been issued. The property sold in 2025 for $300,000.

Contractors are making visible progress on work to convert a vacant storefront into an O’Reilly Auto Parts Store in central Kennewick.

The former Big Lots store at Kennewick Plaza is getting a $300,000 makeover. The contractor is identified as Katie Rutz.

The shopping center is owned by Wallace Properties and is anchored by Dollar Tree and Ross Dress For Less.

AC Hotel by Marriott

Fowler Construction has topped out construction of the AC Hotel by Marriott being constructed at the Three Rivers Convention Center in Kennewick.

A-1 Hospitality Group is developing the $47 million hotel in partnership with the Kennewick Public Facilities District, which owns and operates the convention complex.

Work on the 162-room hotel began in April 2025. An unnamed restaurant will offer rooftop dining while the hotel itself will connect to the convention center in support of its mission to promote meetings and tourism in the region.

A-1, founded by Vijay Patel, financed the project with a $15 million equity investment and a $32 million construction loan from Idaho Central Credit Union.

Walls are taking shape at Corwin Automotive Group’s new service complex in west Pasco.

Corwin is investing $12.5 million to establish the service center to support its busy Ford dealership at the Pasco Autoplex. The dealership is not moving.

LCR Construction is the contractor for the 50,000-sqaare-foot project. The new service center doubles the size of its service program and will allow Corwin to handle bigger and heavier vehicles.

Renovations have started to transform a former Arby’s into the Tri-Cities first Slim Chickens restaurant.

The Fayetteville, Ark.-based chicken chain is spending about $1 million to update the closed restaurant. Arby’s closed in late 2024 and the building sat empty for much of 2025. Slim Chickens operates in about 30 states. The Pasco location will be its second in Washington and third in the Northwest.

Richland

Contractors have advanced to building carports to serve future residents of an apartment complex being built in north Richland.

The project includes 114 apartment units in five buildings, plus a clubhouse and carports.

Jadwin Spokane LLC is the owner. T.W. Cark Construction LLC is developer of the $14.2 million project.
