A development unlike anything the Tri-Cities has ever seen is coming to Richland. Sky Hoûs is a new luxury development designed to be true hillside condos.

The high-end terraced units will be built into the sagebrush-covered slope of Little Badger Mountain, preserving the views for homeowners higher up.

The condos will be in the Meadow Hills neighborhood, developed by TMT Homes Northwest. Other TMT-led builds include luxury homes in the Horns Rapid Golf Course community, the Canyon Lakes Golf Course community and Reata Heights.

TMT CEO Nora Wolf said this project has been in the works since they bought the land 15 years ago.

She said that while the Tri-Cities has some great riverfront condos, there are no custom hillside units offering sweeping views of the Tri-Cities.

“We really saw the vision at that time and knew that multifamily condominium living was its highest and best use,” Wolf said.

“Really the Tri-Cities needs, and deserves, something like this,” she said. “We have such great open sky here. We have amazing sunrises and sunsets. So this is just the best way to capture all that and offer it to the community in luxury and style.”

The development will be built on just over 10 acres, but more than half of that will be used for community greenspace. Wave Design Group of Kennewick created the architectural renderings for the development.

In all, the Sky Hoûs community will have six, five-story buildings with eight condos each. Wolf said they plan to build in phases, starting with one or two buildings.

The buildings will include six units ranging from 2,500 to 3,000 square feet.

At the top of each building will be two penthouses — each with two levels and 4,000-square-foot.

Wolf said that she expects the base units to start at about $1.5 million, with the penthouse suites coming in at just over $3 million.

Amenities

Every unit will feature a large outdoor area with infinity pools and hot tubs, as well as a custom green space.

Wolf said they want to give residents options ranging from an entertaining space to a golf putting green or even a garden area.

“You get almost like a private ownership type experience, but you still have the amenities and convenience that comes with living in a condominium,” she said. “We’re laying the condos into the hillside so it’s very aesthetically pleasing. It’s very new, very fresh. It’s going to be like an entertainer’s paradise.”

The buildings also will feature an innovative tram-style glass elevator, along side two staircases.

Wolf said the goal is for the tram to look great, and to offer great views.

By building into the hillside, they’ll also be performing less excavation work than it would take to build freestanding multi-story buildings.

“It gracefully lays into the hillside, and it’s going to be fully enclosed in glass so as you’re riding up and down you can enjoy the views,” she said.

The ground level will have an enclosed lobby with garages for each unit. They also plan to tie their greenspace in with the neighboring Little Badger Mountain trail system, which is due to open at the end of 2023.

To get to this point TMT has performed extensive soil sampling and engineering analyses and is waiting for Washington state approval on its plans. The next step is a public hearing set for 6 p.m. on June 20 at Richland City Hall.

After that they hope to begin construction by the end of the year. Once construction is finished, TMT will deed the nearly 6 acres of greenspace to the city of Richland.

“We’re very excited about it, and we think the Tri-Cities is ready for something like this,” Wolf said.
