Exclusive | 5-story condos coming to Richland waterfront. High-end apartments next door
A luxury apartment developer is bringing condos to the Richland waterfront. They’re also finishing up their current apartment development and planning a second complex.
Cedar and Sage homes is nearing the finish line at its Tides at Willow Pointe Apartments near Pacific Northwest National Laboratory in north Richland, and starting work on its next projects.
The first one up is a 5-story condo building along the Columbia River at 470 Bradley Blvd., next to the Hampton Inn.
Last summer the Herald reported that Cedar and Sage was looking at the land and a nearby parcel between Bradley and George Washington Way.
This week the developers were cleared by Washington state to move forward on the project, with filed plans giving a clearer picture of the vision for the area.
The 5-story building on the waterfront will be about 31,400 square feet, with a 12,000-square-foot parking garage at ground level. They’ll also create a new pedestrian pathway to the waterfront.
Project Manager Steve Hudson told the Herald that they expect the building to include 26 to 30 condos, all with views of the river.
For the 5-acre parcel between Bradley Boulevard and George Washington Way, they’re planning a 144-unit apartment development.
That project would also include a community center and swimming pool. He said the tight rental market in the Tri-Cities has made it a very appealing market for developers.
“We’ve seen the growth and the need. The apartment market right now is 99 percent or more occupied at all times, there’s definitely a need to continue the housing boom,” he said. “They’ll be high-end apartments and the condos are going to be very high end. With the way the building is designed, all the units will have river views.”
The two developments also will offer easy access to The Bradley restaurant, Ara Sushi, Longship Cellars and Bradley Landing.
Hudson said they’re also considering a project on Bob Olson Parkway in Kennewick, but it’s in the very early stages.
Tides at Willow Pointe
Cedar and Sage Homes is a Washington and Idaho developer that specializes in high-end homes.
They’ve been working on apartments in the Tri-Cities for several years.
The final phases of The Tides at Willow Pointe complex is nearing completion.
Hudson said the first building of the 126-unit development is complete and occupied. Their second building will be finished and ready for leasing this summer, and they working to finish the third and final phase.
They hope to have The Tides completed and fully rented by the end of the year.
Online listings show that 1-bedroom apartments at The Tides run between $1,450 and $1,540 a month and 2-bedroom units start around $1,700.
