2 high-end apartment projects planned for this popular part of Richland

One home builder’s eyes are set on bringing two new apartment projects to Richland’s highly popular Columbia Point area

Together the complexes will have 160 apartments at a combined cost of about $40 million.

Cedar and Sage Homes has the two sites near the Columbia River under contract, construction manager Jed Cazier told the Tri-City Herald.

The undeveloped properties, near George Washington Way and Bradley Boulevard, should close within a couple of months, with construction starting next spring.

“It is an exciting property,” Cazier said. “It gets so much traffic there, it needs to have something beautiful.”

The apartment buildings will offer premier access to the Columbia River waterfront trail and within arm’s length of The Bradley restaurant, Ara Sushi, Longship Cellars and Bradley Landing where there’s a mix of a medical professionals.

Cedar and Sage, of Washington and Idaho, also is the builder on the $20 million The Tides at Willow Pointe that’s in its final stage of construction on Battelle Boulevard in north Richland.

Large complex

The biggest complex Cedar and Sage is building will be along George Washington Way next to the shops that sit on the corner of Bradley Boulevard and house Magnolia Music Studio and Brothers Jewelry.

The undeveloped land has been sitting empty but by this time next year the new premium living complex will be well underway.

Five separate parcels that make up about 4.5 acres are assessed at a combined $1.9 million, according to Benton County property records.

The land is owned by Michael and Janice Deitz operating under Mr. Lucky Properties.

Deitz, former owner of Columbia River Eye Center on Bradley Boulevard, sold his practice in 2009, state records show.

The complex will be built in five phases with the first residents likely to move in during spring 2023.

The project will have a 4,000-square-foot community center with a dining area, an exercise and yoga studio, along with a trend-setting dog grooming station, similar to one being built as an amenity at The Tides.

“People don’t want to wash their dogs in their apartments,” he said.

Cazier said they expect to offer one-, two- and three-bedroom apartments.

“The big thing is the amenities. It will have a large gathering area outside and inside,” he said. “I think the coolest thing is the covered outside fireplace gathering area.”

High-end living

The second complex will be kitty-corner to the first but along the river. The roughly 1.5 acres sits between the Hampton Inn and some existing townhomes.

The 30-unit project will straddle the Riverfront Trail adjacent to the Columbia River jetty.

The approximately $7 million complex is being designed by Bruce Baker, an architect with N2K Design in Richland.

Initial designs are for a four-story building with private balconies, an elevator and accessible units along with high-end finishes. Stone will be incorporate into the facade for a nod to the landscape.

“We are in the very early stages,” Cazier told the Herald. “But knowing that they will be beautiful on-the-river units, I would think people would want to settle down in them.”

While the purchase price was not disclosed, the property is listed for sale on Realtor.com for $950,000 by owner River Walk Village Investments of Spokane.

The property was sold to River Walk by the city of Richland for about $407,000 in 2004.
