8 cottage homes in Wenatchee set for move-in by late July

It will be another two months before people begin moving into eight Wenatchee homes built by a local nonprofit and priced for working families.

Common Ground, a Wenatchee housing nonprofit, marked the near completion of its Crail Cottages project Thursday evening during an Our Valley, Our Future-hosted event in partnership with the Wenatchee Valley Chamber of Commerce.

Executive Director Thom Nees said in an email that the units are being cleaned, with some landscaping still to be completed. He said the project is still awaiting occupancy permits from the city.

Common Ground purchased the 0.4-acre parcel at 1034 Ninth St. in Wenatchee in April 2023 from the Crail Johnny L Trust for $350,000.

The eight units are cottage homes, defined in city code as dwelling units that do not exceed 1,200 square feet and either share common space or are owned as condominium units with portions of the property held in common.

The city adopted cottage housing as an allowable housing type in 2019. Each home will be 970 square feet and include one or two bedrooms.

Each home will be sold to buyers earning up to 80% of the area median income through an affordable housing subsidy designed to reduce the purchase price.

"We have closed the application process already with many more applicants than homes," Nees wrote in an email.

Nees said the prospective homeowners are receiving final pre-approval letters from lenders.

He said he expects families to move in by the end of July.

In 2023, a family would need to earn $136,790 annually to afford a single-family home in Wenatchee, according to the city's housing market study, which assumes a four-person household with a 20% down payment.

The study found the median household income in 2022 was about $66,000. It also said more than half of all new housing units produced through 2046 will need to be affordable to low-income households.
