Coming soon: King Burrito + Is In-N-Out headed to WA cities?
California’s beloved In-N-Out Burger has purchased a large industrial building in Portland as it moves to expand its footprint in the region, raising the hopes of burger-loving Tri-Citians.
The 71,600-square-foot building is in Gresham, a suburb on Portland’s east side. The sheer size of the deal inspires speculation In-N-Out will eventually open restaurants throughout the Northwest. Gresham is just a three-hour drive from Tri-Cities.
The new building could in theory support 40 or more In-N-Out restaurants.
That’s based on In-N-Out’s experience in Las Vegas, where it built a 20,000-square-foot distribution center to keep fresh hambuger and other ingredients flowing to a dozen Sin City restaurants, according to a 2013 case study by Inbound Logistics.
The Portland Tribune. reports In-N-Out purchased the industrial building from Panattoni Development Co. Terms were not disclosed.
Tri-City Herald readers have identified In-N-Out as one of the three dining brands they most want to see come to town. In-N-Out couldn’t be reached to comment on its plans.
The private, family-owned chain does not franchise, which keeps growth slow.
However, Cushman & Wakefield of Oregon Inc., the brokerage that represented Panattoni, confirmed there are expansion plans.
“In-N-Out plans to utilize the newly acquired space to serve the Portland market, creating new jobs and expanding its footprint in the region,” Cushman said in a statement.
In-N-Out currently has four locations in Oregon and one in Ridgefield, Wash., north of Portland.
King Burrito coming to Kennewick
King Burrito, helmed by Cesar Alaniz Gutierrez and Norma Ramirez Zamudo, is preparing to open at Kennewick Plaza, near Ross Dress For Less.
King Burrito, will open at 3107 W. Kennewick Ave., Suite A., the location was formerly a Jimmy John’s franchse.
Tri-Cities IHOPs are tops
The owner of two IHOP restaurants in the Tri-Cities has been named 2024 Franchisee of the Year.
Susan Mendenhall, who owns the Pasco and Kennewick IHOP franchises, was honored during the company’s 2025 Global Franchisee Conference. She is the first franchisee to be named franchisee of the year three times.
International House of Pancakes LLC operates nearly 1,800 franchised restaurants in all 50 states, as well as two U.S. territories and 13 other countries. Dine Brands Global Inc. of Pasadena, Calif. is the parent company.
Coffee Squad at Marineland
Coffee Squad LLC, serving specialty coffee, energy drinks and its own pastries as well as sandwiches and special Ukrainian honey cakes, opened in Kennewick’s Marineland Plaza.
The business is at 201 N. Ediston St., #242, near China Express.
Coffee Squad is led by Nelya and David Shilikhin.
