These ZIP Codes Have Been Reinvented Over the Past Decade (and Are Almost Unrecognizable Now)

Across the U.S., there are more than 41,000 ZIP codes, ranging from vacant plots of land to vibrant cities. And interestingly, some of the most bustling ZIP codes today were barely more than empty lots or farmland a decade ago.

For a new report, RentCafe looked at data from 32,000 ZIP codes, and examined factors like population growth and housing availability in each area. The housing rental platform analyzed this data to determine the 50 "newest" neighborhoods that have experienced the biggest transformations in the past ten years, as well as 50 of the most up-and-coming neighborhoods, which have experienced an increase in well-paid jobs and educated residents. Chino, Calif.'s 91708 Is the Newest Bustling Neighborhood

RentCafe concluded that 91708 in Chino, Calif. grew the fastest of any neighborhood over the past decade. In the neighborhood, housing units grew 14-fold between 2014 and 2023; 91708 has also evolved from an agricultural-focused region to a more suburban area.

Timnath, Colo.'s 80547 ZIP code came in at No. 2, followed by 80927 in Banning Lewis Ranch, Colo. In both of the Colorado cities, housing inventory grew sixfold over the past decade.

Interestingly, many of the 50 cities that made the list are located in the U.S.'s Sun Belt (Southern and Southwestern U.S.), with 17 of them in Texas.

Timnath, Colo.'s 80547 Is the Most Up-and-Coming ZIP Code in the U.S.

For the report, RentCafe also compiled a list of up-and-coming ZIP codes, known as "urban comeback zones." These are neighborhoods that have bounced back in the past decade thanks to revitalization programs, new developments and other initiatives. In these communities, not only are populations and housing stock growing, but so are college-educated residents and high-paying jobs.

Timnath, Colo.'s 80547, which was No. 2 on the list of new neighborhoods, came in at No. 1 on the list of up-and-coming neighborhoods. The region was followed by Prosper, Texas and Celina, Texas.
