Elaborate $5 million home will sprawl across south side of scenic Tri-Cities viewpoint

One of the most expensive homes in the Tri-Cities is being built on the south side of a popular scenic peak, amid a growing high-end development.

The $5 million house with 18,000 square feet will be part of the second phase of the Southcliffe development on Thompson Hill in Kennewick.

The four-bedroom, 5-1/2 bathroom home will be on 1.5 acres and will be three times the size of the smallest neighboring lot.

The lots in the subdivision off 22nd Avenue range from about a half- to three-quarters of an acre.

City building permits show the home is owned by the former president of Wondrack Distributors.

Mark Wondrack operated the company that his dad started before it was sold to Idaho distributor Coleman Oil in 2015.

Records show Mark Wondrack bought the land in 2019 for $725,000.

On the same cul-de-sac, two lots totaling 1.35 acres were bought late last year for $630,000, but there’s no indication yet what’s planned for that site.

Other homes in the immediate vicinity are valued at $500,000 and $700,000, according to public records.

In the covenants for the current phase of development, homes must have a minimum footprint of 2,500 square feet if they have multiple floors or must be at least 3,000 square feet if they are a rambler.

In all, Southcliffe will have 400 homes surrounding Thompson Hill when the development is fully built.

Wondrack’s house is expected to have 9,600 square feet on the main floor and another 8,100 on the upper floor.

Plus they plan 2,200 square feet of covered porches, 3,600 square feet of deck and a pool with an adjacent, sunken seating area with firepit.

Two large driveways will lead to his 7,500-square-foot garage.

Wondrack is a collector of luxury sports cars such as a McLaren and a Ferrari.

The home was designed by HDG Architecture in Spokane, and Elite Construction and Development in Pasco is listed as the general contractor.

Wondrack’s $5 million house will be close to where developer Jose Chavallo wants to build his gated community of high-end condos and a luxury hotel. He and his wife live in the home perched at the top of Thompson Hill.

Chavallo’s attempt to rezone the land to high density to allow for the construction of those projects was shot down by the Kennewick City Council this spring.

The planning commission recommended against the change, and there was a large public backlash against the development including from residents who live in the Southcliffe community.
