A sprawling waterfront estate dubbed Home Port in the historic Watch Hill Fire District neighborhood of Westerly, Rhode Island, recently hit the market with a whopping $23.5 million price tag. Built in 2006 and situated near the Rhode Island-Connecticut border, the harbor-front property spans 2.75 acres on a quiet dead-end road overlooking Watch Hill Cove.

The estate is less of a quaint home and more of a luxurious coastal compound. Home Port features a four-level main residence, separate guest house, private dock, boathouse, tennis court, wine cellar, sauna, wet bar, saltwater pool, and even a recording studio. In total, the property offers eight bedrooms, 12 bathrooms, and 12,248 square feet of living space. That's roughly $1,919 per square foot, and annual property taxes are estimated at $119,694 a year, so the next owner will need extra cash flow long after closing papers are signed.

The estate's deep-water dock can accommodate a yacht up to 70 feet long and offers stunning views of Watch Hill Harbor, Fishers Island Sound, and the Atlantic Ocean. Basically, it's the kind of property where leaving home might feel completely optional.

One of Home Port's biggest selling points isn't even on the property: Taylor Swift lives nearby. Just down the road sits the colonial-style High Watch estate, otherwise known as the house where Swift has hosted her well-known Fourth of July parties throughout the years. The historic estate also famously inspired Swift's 2020 Folklore track "The Last Great American Dynasty," which tells the story of former owner Rebekah Harkness, an American composer, sculptor, dance patron, and philanthropist who married into the Standard Oil fortune and became one of Rhode Island's most talked-about socialites.

High Watch-and the surrounding Watch Hill neighborhood-has become so high-profile that policymakers have even considered a tax proposal unofficially dubbed the "Taylor Swift tax." The measure would add a $2.50 surcharge for every $500 of assessed value on non-primary residences valued at more than $1 million.

Is Home Port Worth the Splurge?

With all its amenities, Home Port has everything you need and will no doubt become your primary residence, so you won't have to worry about potential "Taylor Swift tax."
