Richland's Queensgate area might get a new hotel and movie theater complex.
Kennewick Irrigation District's board of directors unanimously approved selling four parcels to Amara Design-Build of Utah for nearly $1.9 million. The land is behind Home Depot and Gold's Gym.
The proposed movie theater will allow people to have dinner during a movie and be waited on and served in their seats, said Chuck Freeman, KID's manager.
"It's going to be good for the Tri-Cities," Freeman said. "We are excited."
The 14-acre property was part of KID's portfolio, but officials were not actively seeking buyers, Freeman said.
Even with this sale, KID will continue to own more than 50 acres of undeveloped property adjacent to the hotel and movie theater site and across from Duportail Street, he said.
The sale is expected to close by Dec. 14, Freeman said.
Money from the sale will go into KID's realty reserve fund, Freeman said.
KID can't develop property but money from previous land sales was used to loan the Red Mountain local improvement district construction money at a better interest rate and for infrastructure projects that improve water delivery service.
It also can be used to provide matching money needed to get grants.
The Queensgate area has been a recent hotbed of retail development.
Construction is under way on a new big-box retailer -- a Marshalls department store next to Petco and Target.
